Renting: An Introduction to Property Management

Congratulations! You will soon be moving into your new residence. Immo Liv'it has been appointed by the owner to manage your rental property. Therefore, we are your first point of contact for anything related to your lease agreement and the house or apartment you will be renting. To clarify this, we will explain our way of working below. Additionally, we will provide practical and helpful tips and introduce you to our rental team and Property Management.

Who's who?
Tom - Office Manager

Our office manager is your first point of contact in the office and over the phone. He answers urgent questions and directs you to the appropriate colleague when necessary.
Xander - Technical Property Manager

Xander is the technical property manager. He seeks the best possible solutions for any potential technical issues and serves as your contact person for any questions you may have as a tenant.
Thomas - Rental Team Manager

Thomas is our rental specialist. He determines the rental value and searches for good and suitable tenants for our rental properties. He handles the entire rental process and hands over the follow-up to the property managers.
Wim - Property Manager and Rental Team

Wim is responsible for financial monitoring and provides technical support as needed. He is also an accessible point of contact for any questions regarding rentals and property management.

Your Obligations as a Tenant
Here are a few examples of what you, as a tenant, are responsible for:
- fixing leaking faucets, inclogging pipes and bleeding radiators
- replacing blown light bulbs
- garden maintance
- removing limescale
- periodic maintance of the central heating boiler, water softener, ventilation, etc.
==> always upload the certificate via Rentio - replacing the carbon filter of the range hood (if recirculating)
- descaling the water heater/boiler
- overall maintance of the property, following the principle of being a good caretaker

Using the Rentio App
To provide the best possible service, we use the Rentio platform for communication and follow-up.
- all documents in one central place (documents, reported issues, chats, certificates, insurance proofs, etc.)
- reporting technical issues through tasks. For quick follow-up, it's better to include photo's.
- continuous payments are processed through this platform.

Get Rentio Ready in 4 Steps
1. You will receive an email from Rentio asking you to start using the Rentio app. Click on the 'Download the App' button, and you will be redirected to the Apple Store or Play Store. Install the Rentio app.
2. Enter your mobile number. If we don't know you yet, choose a password of your choice. You will then receive an SMS with a 4-digit code. Enter the code and your name. Finally, confirm your email address in your mailbox, and you're all set!
3. On the welcome screen of the app, you will see a card to connect with the broker and/or owner. Just click 'Accept,' and you will have access to your property, contact details, documents, and more.
4. By default, the contact details of the manager of your rental property will be displayed on your welcome screen. From here, you can quickly call, chat, or report any issues in the property. Adding a photo of the problem will make it easier for the property manager to address the matter.
